Phase Building: Starting small and adding later is not a new concept. Infact the old colonial homes where built with structual support and blank walls (no electrical or plumbing in wall) intended for future expansion. As stated in a 2004 Fine Homebuilding artical by Al Platt..."You can have a great house on a great site, if you pace yourself. Start with the site, add a small yet expandable house, and then decide what your future needs are."  It sure is a lot easier to purchase a land home package that fits your budget. Besides keeping the intial down payment lower and mortgage payment less...you can move in sooner!  The weekend worrior plans (see below); 

are designed for phase building. You can start with a small one room recreation home, expand into more bed rooms, living space and later add a solarium (as part of your garden home).It also allows the builder/owner to acquire building skills without being overwhelmed. The owner/builder program will include the support you need to finish each phase with confidence. You will benefit in cost with sweat equity. Marian and I are going to start our "snowbird" get-a-way project next fall (2012). We have building sites in Deming New Mexico and that will be an excellent time to build your winter "snowbird" get-a-way! I will be there to assist, consult and support!
