Glendo Overlook Ranch near Glendo Reservoir (pictured)

Glendo is a recreational paradise where boaters, fishermen, water sport enthusiasts can enjoy its sandy beaches and clear waters. Glendo State Park is located in one of the states most historic areas. Spanish Diggings, which suggest a large area of aboriginal activity, lie just a few miles east of the reservoir. Sand dunes that stretch from the Great Divide Basin and the Green River to the sand hills of Nebraska rise from the reservoirs east side. Native American artifacts can still be found at the park and the surrounding area. Within sight of 10,272 foot Laramie Peak, Glendo Reservoir serves as an important resting and feeding place for numerous wetlands birds. Located on the North Platte River, 6 miles southeast of the town of Glendo, in Platte County. The Glendo State Park has 7 campgrounds, 6 boat ramps, and a marina concession. Available species include walleye, yellow perch, and channel catfish. Channel catfish are stocked in the reservoir. Brown trout, rainbow trout, and channel catfish are stocked in the river above the reservoir. Below the dam, the river is stocked with brown, rainbow, and cutthroat trout. Plans to stock the river immediately below the dam with largemouth bass and channel catfish. Scenic overlooks and three interpretive nature trails. The Glendo Dam Wetlands Trail, located along the river, just below the dam, features two fishing/observation piers. Below the dam there is a boat ramp giving access to the North Platte River. This is also a great area for hunting. There are many public land sections nearby, plus some of the land owners open their land for hunting during the season. Even more exciting is the National Guard base located 30 miles to the south which owns about 55,000 acres which they open most of it during the off season. Five miles from reservoir and Platte River below dam!

Pine Mountain Ranch - Casper Wyoming

The Pine Mountain Ranch…near Casper Wyoming!
Here you can enjoy a rural lifestyle, but not be to far away from city life, western style! Pine Mountain is actually a series of fault lines caused from volcanic eruptions. Treed ridges, surrounded by grassy plains with views of the eastern plains and the front range of the Rocky Mountains!  North of the Platte River, known for it’s big brown trout, Casper is the second largest city of Wyoming that still has it’s western culture intact. Once the hub of industry during the oil days it is still a city of prosperity!
Within an hour and half drive or less there are plenty of destinations to experience the Wyoming outdoors. To the northwest, a day trip to Boysen Reservoir and State park is well worth the trip…a surrealistic landscape awaits. Continue through the tall walled Wind River canyon for camping, white water rafting or dip your line and catch a blue ribbon trout!  I usually find an excuse to go to Thermopolis and soak in the free, state run, mineral hot springs!
To the southwest of Casper you have the “miracle mile” of the Platte River (catch a brown trout) and the Alcova Reservoir for great boating and more fishing!  The Casper Mountains boast a ski area for winter fun. To the southeast is Glendo Reservoir for more fishing and boating.
The Pine Mountain Ranch has good grass, and water. There is a small reservoir close by stocked with three kinds of trout. You can see the Casper city lights at night! This is a good area to raise a family in a rural setting. Grow your garden, run some livestock and watch the terrific sunrises out of the east!  Oh yeah, buy a boat!

Hello from Montana,

Rocky Mountain Timberlands has a huge inventory of properties in 20, 35 and 160-acre tracts. We can also accommodate larger purchases, just ask!

The properties are varied and what you see in this initial brochure is just a sample of what we have to offer!

Trees, creeks and views are generally the optimal properties that people desire. Our properties are priced using varied criteria, which takes into consideration location, tree cover, water, views, power and terrain.

Grass, sage brush and wildflowers might not seem like the ideal property for some people, however the wide open sky with views of the distant mountain ranges provide for stunning sunrises and sunsets! These properties tend to be more affordable and give the owner a place to create his/her own landscape!

Location, location, location is generally regarded as the 3 most important concerns when buying real estate. Rocky Mountain Timberlands properties are located in rural settings, generally within an hours’ drive or less to towns, cities and all sorts of outdoor recreation including public lands, national forest, lakes and rivers!

Sustainable lifestyles, which include living with alternative power, are the choice of many people during these times of rising energy costs! Visit my personal web site
www.snowbirdhomesandland.com and go to "power wagons" and "solar heating panels" for ideas. Our Cabin Package is an exciting way to purchase a property and cabin shell (which includes an ATV and generator) so that you have something to start with! You can finish or upgrade the cabin during your vacations! The cabin package is also owner financed with any RMT properties! Ask for details!

Owner financing is offered on all of our properties! Properties that are $50,000 or less require only 5% down payment, $50,000 to $100,000 require a 10% down payment and anything over $100,000 requires a 20% down payment.

Bank financing is very difficult to get for undeveloped land. If you are planning to get financed through your bank most likely the down payment requirements will be 50% or more! And the interest will also be high unless you plan on getting an equity line of credit!

Credit worthiness is the most important issue when purchasing owner financed land!

Does the monthly payment fit in your budget? Make sure it does, we want you to own property that you can afford!

Regards,

James Kozlik

Cedar Canyon Ranch

Nice stands of Cedar trees lining deep canyons!  State and BLM (Public Lands) near by, big views, and lots of countours on this 35+ acre lot.
At one time this was a hunting ranch for trophy size mule deer! Located west of Douglas, Wyoming and not too far from Lusk, Wy. this is located in a rugged area and considered semi remote. Near the Hat Creek Breaks a state land recreation area.
There is no power, this is a place to really get away from it all and watch the hawks soar over the canyon walls looking for prey, as the sun sets over the western mountains!
